Tips for a Successful HOA Submission

  • Submit before purchasing anything. Getting HOA approval first means you only design and buy once.
  • Include a clear site plan. A hand-drawn site plan on graph paper showing the feature location and setback measurements is more useful to the ACC than words alone.
  • Attach photos of the planned location. A photo showing the empty space where the feature will go, taken from multiple angles, helps reviewers visualize the placement.
  • Attach product photos or specifications. For prefab units, the manufacturer's product page or spec sheet shows the ACC exactly what it will look like.
  • Follow up in writing after 30 days if you haven't received a response. The CC&Rs typically specify a review period — if the HOA doesn't respond within that period, some CC&Rs treat it as deemed approval (but verify this in your specific CC&Rs).
  • Never rely on verbal approval. A board member saying "that's fine" in the parking lot is not binding. Written approval from the ACC or board is the only protection you have.
